Do any of the pipes go down between floors in that corner? I think I would move the bath out of the way to gain access rather than start pulling her ceiling down

Cant you get the boards up in the corner on the 1st floor or is the bath in the way?

Whats above the damp patch then, you're not able to access by lifting floorboards ?

Ok, so you reckon the soil pipe isn't blocked. I think you need to lift floorboards above the damp ceiling patch and see exactly where the water is coming from.

Did you get there in time? Would be best with 2 people if you can .....one watching and the other flushing!

The sink problem may just a blocked trap under the sink. You could unscrew this yourself and have a look. Just use enough water to give you chance to get outside and see it flowing past...or you could get someone to flush the toilet for you if its next to the bath

Yes, fill the bath with some water and see if its running out in the manhole. If its only trickling out then the soil pipe is blocked

Have you a manhole cover you could lift outside to check if the bath water is running away at a reasonable rate? This would rule out a blockage further up the soil pipe

^^^What he said. You need to check the connection from the bath waste into the soil pipe Does the soil pipe run internally or externally? If internal, maybe the soil pipe is partially blocked and the bath water is backing up and leaking out of a joint somewhere. Even though you can't see any water you need to feel the pipes are dry, as sometimes the water can travel along the outside without seeing it. If I were you, I'd do as much detective work as poss, as plumbers rates will be horrendous especially today.
