  5. I manage/co-manage a couple of estate agent shops. Bit late now but basically: 1 - You'll burn £50kish before you make a single penny if just residential sales so you'll need "quick win" additional income streams including lets, financial services,EPC and solicitor kick-backs etc. So look to start renting desks in your shop to an established letting agent with no shop and a FS advisor. £500 a desk each per month. They pay for their own costs etc. Make friend with local EPC suppliers and solicitors and see how much they'll give you for recommendations. 2 - Sell premium marketing "up front" so you've got income even if the house doesn't sell or you get sacked by the vendor. 3 - Don't bother with newspaper advertising. 4 - Pick your postcode area and knock on every door of every for sale board every week until they swap from their current agent to you. You need balls but it works. 5 - Visit every agent in your area and offer to do 60:40 sub-contracts on their old useless stock. Probably won't sell many but it's a good way of raising stock levels. 6 - Once you've got 30 houses on your books, book newspaper advertising 7 - Don't do cheap fees. You'll go bust. 8 - Work there yourself and employ one other experienced agent to manage it and a dolly-bird with big baps. Shag her. It'll be cheaper then paying her good commission. 9 - PM me if you want more gems. I'm a f**king legend. Good luck. Don't listen to the boo boys. I'll help as much as possible.

  7. +1 I've spent £1.5k (filter, plenum spacer, cats, exhaust, re-map) getting to 300bhp (260 at the hubs). Move the decimal point if you want to get to 350...............

  13. But surely this hindered a missing persons investigation when you would think it was that person deleting the messages???? I was correcting OPs allegation that they hacked a dead girl's phone. They hacked a mssing girl's phone. You are all missing the big story here. It's not about newspapers mis-behaving, it's the enormously powerful bodies (Government, police, secret services) sanctioning it and utilising it that (perhaps) needs revealing. Blaming Rebekkah Wade is exactly what these people want - and have probably planned.
  14. She wasn't known to be dead when they hacked her phone and deleted the messages. The big story here (and in other hacking cases) is the compliance of the police and other authorites, not the disreputable behaviour of freelance journalists.

  19. In my TOP 3 cars I saw at Goodwood on Saturday. Not designed for porky 47 year-olds but hey, I think it rocks.
  20. Having driven the 2011 Enhanced GT-R, I can categorically say, "I didn't like it". Admired it, in awe of it, frightened by it, but didn't like it.
  21. +1 I tried keeping a GTR behind me in a twisty A road and lost woefully despite trying hard. The zed and GTR are not on the same planet....period Too true. They were not CHASING the GT-R, it was just on the same road. The GT-R is up with a McLaren MP12 and Ferrari 458 - both £200,000+ super-cars when specced up to GT-R standards. The GT-R is insane but not enjoyable to drive.
